The Brief

More than an update — a considered approach to the work.

Custom new construction is what every other discipline of the studio aspires to. A site, a brief, and a year — at the end, a home that looks as if it has always stood there.

We start with a site study — sun, slope, prevailing breeze, the views you keep, the ones you screen. From there: a programme, schematic plans, design development, construction documents, permitting, a construction contract, and a build calendar. Our team brings decades of combined experience building in the Texas Hill Country.

A complete project is not one workstream — it is a dozen, played in concert. We conduct all twelve.

Site study & feasibility

Topography, soils, easements, deed restrictions, water table, and prevailing climate — all studied before pencil hits paper.

ii.

Architectural design

Plans, sections, elevations, and a full set of construction documents.

iii.

Permitting & engineering

Structural, civil, MEP, and energy compliance handled by our consulting partners and shepherded through the local jurisdiction.

iv.

Building envelope

High-performance walls, properly detailed flashing, and roof assemblies engineered for the Hill Country climate.

v.

Interior architecture

Millwork, cabinetry, ceilings, and stair details drawn to the same level as the exterior.

vi.

Landscape coordination

We work alongside your landscape architect from the first site walk so the home and the land arrive together.

The Method

scheduled, and kept.

Site & Brief

We walk the land at sunrise and sunset. We talk through the brief — the rooms, the rituals, the ranges.

Design

Schematic, design development, and construction documents. Permitting begins in parallel toward the end of CDs.

Build

Site work, foundation, frame, dry-in, mechanical rough, finishes — coordinated through every phase.

Reveal & Care

Final inspections, certificate of occupancy, and owner orientation.

How long does a custom home take, start to finish?

It depends on the scope, the site, and the design. We’ll map out a realistic schedule together once the brief and the site are understood.

Who handles the drawings and engineering?

We work with trusted architects to produce schematic, design development, and construction drawings, and coordinate engineering and permitting through experienced consultants.

Can you build on a site I already own?

Yes — most of our projects begin with a client-owned site. If you are still searching, we are happy to walk candidate properties with you before you buy.
