The Brief

More than an update — a considered approach to the work.

An addition is the hardest small project to do well. The proof is whether the home reads as a single piece a year later — or whether you can see, at a glance, where the new met the old.

Principal suites, guest wings, offices, pool houses, second-storey additions, and the occasional carport-to-garage conversion. We match rooflines, courses, and material weight; we draw the connection between old and new in section before we draw it in plan; and we flash and step the foundation so the seasons do not tell on the joint.

A complete project is not one workstream — it is a dozen, played in concert. We conduct all twelve.

Roofline matching

Pitches, ridges, and overhangs drawn so the addition reads as part of the original.

Foundation tie-in

Stepped footings, expansion joints, and the soil work to keep the new wing from telling on the old.

iii.

Material continuity

Stone coursing, brick bond, and siding profiles matched at the studio before a single piece is ordered.

iv.

Mechanical extension

HVAC zoning, electrical panel upgrades, and plumbing tie-ins sized for the larger home.

v.

Interior continuity

Floors, ceilings, casings, and door hardware matched throughout — so the addition feels like a room you always had.

vi.

Site & landscape

Drainage redirected, hardscape extended, and the existing planting protected during construction.

Conversation

A site walk and a frank discussion of what is being added, why, and how the rest of the home will use it.

Design

Plans, elevations, and a section through the connection between new and old. Material samples laid up against the existing wall.

Build

Site protection, foundation, framing, and a careful, weather-tight tie-in to the existing structure.

Reveal & Care

Punch list, paint and stain colour balance, and a final walk-through.

A few honest questions,
answered.

Can you match a stone or stucco that is no longer made?

Often, yes — through matching mills, custom-blended mortar, and selective re-laying of the original course at the joint. Some materials we cannot exactly match; in those cases, we resolve the joint with a deliberate detail rather than a poor copy.

Do additions affect property tax?

They can. Square-foot additions are typically reassessed; cosmetic remodels usually are not. A tax professional can advise on your specific situation.

Can we live in the house during construction?

For most additions, yes — with dust separation, a separate entry for the trades, and noise expectations set up front. The first conversation establishes whether it is realistic.
